🏠 Market Update- What is happening with Prices?
Arizona Housing Market Update – July 16, 2026
The Arizona housing market is staying fairly steady, but we're starting to see signs that prices could soften a little over the next month.
Right now, the average home value has increased slightly since last month, while the median home price is $451,000. Even though that's a little lower than last month, it's still higher than it was this time last year.
Homes that are currently under contract are being listed at slightly lower prices than they were a month ago. That usually means home sale prices may come down a bit in the coming weeks. This is normal for this time of year, as the market often slows during the summer.
We're also seeing a small increase in homeowners who are behind on their mortgage payments and a few more lender-owned homes coming onto the market. While these numbers are still low, it's something we'll continue to watch because it could create more opportunities for buyers if the trend continues.
What This Means for Buyers:
Buyers may start to see a little less competition and slightly more room to negotiate. If prices continue to level off or dip, you'll have more choices and may not feel as much pressure to make quick decisions.
What This Means for Sellers:
Sellers can still sell their homes, but pricing correctly is becoming more important. Homes that are priced too high may take longer to sell or require price reductions. Well-priced, move-in-ready homes are still attracting buyers.
Overall, this is a market that's becoming more balanced. Buyers are gaining a little more negotiating power, while sellers can still achieve strong results if they price their homes realistically.
